Tranio.com, an international real estate broker, is changing the face of online property with its new listings search system. Rather than complying with sterile administrative borders, the web design team has created innovative new search options that meet buyer expectations.

Mikhail Bulanov, executive director at Tranio.com, is spearheading this initiative to help overseas buyers. "Most of our competitors operate with administrative divisions, but clients normally don't think in red-tape regulations," he explains. "They want an apartment near  Hyde Park, not just in Knightsbridge, they want property along the French Riviera, not just in Provence-Alps-Cote d`Azur or even near  Italian Lakes or all Alps which cannot be described by one administrative area."

Moreover, buyers don't always have a specific location in mind, but they know their budget and what they want from a property. For example, British buyers in Spain don't necessarily want a home on the Costa Blanca when in fact, only  coastal property will do.

The Tranio.com team have created predefined "modifiers" (search parameters) that include "cheap", "luxury", "foreclosures", "from developers" and more, so clients can find what they need, when they need it. For Mikhail, who is also a founder of Tranio.com, a user-friendly search engine is paramount to success for online real estate platforms.

"Our platform can hold as many modifiers as necessary, covering all areas that can be valuable to our customers. We automatically map properties to these areas using Google Maps data. So far, our website contains information on more than 100,000 locations and their search parameters."

Since 2013, Tranio.com has helped clients close about 500 overseas property purchases. Their team of specialised real estate sales advisors put buyers in contact with reliable local agents in the country of their choice and support the whole process for free — instead they share the commission with the agency on the ground if a sale is made.
