Improvements to residential and commercial properties in terms of energy efficiency may provide a boost to rental incomes where properties are energy efficient believes Jason Richardson, property lawyer, Bircham Dyson Bell LLP.
"Over the next few years there will be opportunities for both residential and commercial landlords to take advantage of the Green Deal whether it's from grants or capital allowances," explains Jason Richardson, Bircham Dyson Bell LLP.
"Landlords will have to look at the energy efficiency of the properties they are offering to the market and how efficient for the tenants they are to run. This may in the future, start to have an effect on rents as people start looking at Energy Performance Certficates - rather than merely glancing at them on a casual basis.
"With residential rents now rising sharply it may be worthwhile for landlords to reinvest in green initiatives particularly with properties in bands F&G being banned from 2018 under the green deal.
"It's certainly very good news for the construction industry with the skilles to participate - it represents a significant work stream until at least the end of the decade."
